  • Where can I purchase a copy of the City of Henderson Development Code Book?
    You may purchase the Development Code in person, or send a check for $25 (US) made payable to the City of Henderson to the Community Development Department, 240 Water Street, Henderson, NV. 89015. You can also view the Development Code online.
  • What is Zoning?
    Zoning is the division of land into districts. These districts have uniform zoning regulations including those on land use, height, setbacks, lot size, density, coverage, and floor area ratio (FAR). Zoning and its regulations help ensure a city will grow and change in a managed, predictable way to help safeguard the health, safety and welfare of the general public.

    You must have the appropriate zoning before you may build on your land. If the lot you want to build on is not properly zoned for your proposed development, you must obtain the proper zoning. The process takes approximately 8 weeks and includes two public hearings. To obtain additional information concerning the zoning change process, contact the Community Development Department.
  • What is Land Use?
    Land use is what determines how a piece of property is/or will be zoned. The land use is directly related to zoning of the parcel. Though zoning and land use might not coincide when a parcel is undeveloped, the land use determines what type of use is "planned" for the property.
  • Where can I purchase a copy of the zoning map for my neighborhood?
    Full size current zoning maps are available in the Community Development Department. The cost of the map is $30 (U.S.). Zoning maps are also available for one square mile. The cost is $7. You can also view a small version of the City of Henderson zoning map online.
  • What is the zoning classification of my property and the zoning regulations for development?
    To obtain the current zoning classification and regulations governing development and use of property, contact the Community Development Department.

    To check the zoning on a specific parcel of property, you need an address or assessors parcel number. You can obtain the assessors parcel number by calling (702) 455-3882 or by visiting Clark County's OpenWeb Info Mapper online.
  • How do I file an application to the Planning Commission for a variance to the zoning or landscaping regulations?
    To file an application to the Planning Commission, contact the Community Development Department between the hours of 7:30 A.M. and 5:30 P.M., Monday through Friday, for processing information, application requirements and fees. Application forms are available online.
  • What do I need to do to operate a business out of my home? Are there restrictions?
    For more information about home occupation regulations, please call the Community Development Department at (702) 267-1500. You can get a Home Occupation Permit application online.
  • Do I need a building permit for a patio cover, fence or block wall?
    Yes, you do need a building permit for a patio cover and fence. To obtain information regarding the requirements and regulations, contact the Community Development Department.  Requirement guidelines are available online.
  • How do I receive a Planning Commission agenda?
    An agenda may be obtained at the Community Development Department, or call (702) 267-1500. You can also request to be put on the agenda mailing/email list, which is updated every 6 months. The agenda is available online. Agendas are available one week prior to the Planning Commission meeting.
  • How do I obtain a sign permit?
    A sign permit, which is required for certain wall and freestanding signs, may be obtained at the Building Department at Henderson City Hall (240 Water Street, Henderson, NV 89015). In order to obtain a sign permit, you must be a licensed C6 contractor by the State of Nevada and have a business license within the City of Henderson. Attached signs include most signs attached to, applied on, or supported by any part of a building. A freestanding sign includes most signs connected to the ground. Certain types of signs are excluded from regulation. Information concerning procedures related to Sign Permits is available from the Community Development Department.
  • Who enforces my CC & R's?
    CC & R's are put in place by the developer of the subdivision. The City of Henderson does not enforce CC & R's. They are enforced through your Home Owner's Association (HOA). If you do not have an HOA, they are enforced through the court system.
