Henderson, Nev. – A city of Henderson program that helps income-eligible homeowners significantly improve their homes is seeking a key element - more participants.
The Housing Rehabilitation Program, administered by the Neighborhood Services Division, provides financial assistance for repairs that correct code violations or eliminate health and safety hazards. The city uses funding from the U.S. Department of Housing and Urban Development for the interest-free deferred loans with a five-year affordability period. The deferred loan is forgiven after the five-year affordability period if all program requirements are met.
The program is part of the city’s commitment to making decent, safe and affordable housing available to families and individuals of modest means in Henderson. It improves the livability and sustainability of the homes, making them more energy efficient and affordable.
"Through this program eligible homeowners are able to make renovations they otherwise couldn’t afford," said Mayor Andy Hafen. "By providing them with a way of taking care of their homes, the city is helping protect their quality of life, as well as their property values."
Neighborhood Services staff work with the homeowners on the scope of the projects and oversee the repairs. Typically the work includes correcting code violations, repairs to plumbing, electrical or heating and air systems and addressing health and safety concerns. All the work is performed by a licensed contractor.
Applicants must own and live in the home as their primary residence. Maximum loan amount is $45,000 and eligibility is determined by income and number of people living in the home. For example, a single parent with two children making less than $46,600 a year is income eligible for the program.
Additional requirements and details about the program can be found at cityofhenderson.com or by calling (702) 267-2027.
