Galleria at Sunset Area Chosen for Livable Centers Study

Henderson Only the Second Jurisdiction Selected to Create Vibrant, Connected Places

Henderson, Nev. – The City of Henderson applied for and was selected to develop a Livable Centers Study for FY 2019/2020. Henderson’s project area encompasses Galleria at Sunset and nearly 110 acres of vacant land north of the mall. The Galleria study area was identified for its unique composition of undeveloped and developed parcels with existing infrastructure and great potential for infill development and increased connectivity.

The Livable Centers Study is a pilot program led by the Regional Transportation Commission (RTC) of Southern Nevada’s Metropolitan Planning Organization (MPO) and Southern Nevada Strong (SNS), in partnership with a selected local jurisdiction. Since the study’s inception in 2018, Henderson is only the second jurisdiction selected to participate in this pilot program. Funds for the study are administered as part of the federal Unified Planning Work Program (UPWP) and incur no direct cost to the local jurisdiction. 
The vision of Henderson’s Livable Center at Galleria project is to connect the shopping center and surrounding properties with schools and a variety of housing, dining and entertainment options conveniently located near existing job centers, transit routes, healthcare, grocery outlets, public space, and other amenities. The Galleria study has regional significance and is a direct implementation effort of both the SNS Regional Plan and Henderson Strong Comprehensive Plan having been identified as an employment and urban center in previous planning efforts.

The Livable Centers Study Program incentivizes local jurisdictions to develop plans for quality, walkable, mixed-use places, increase multi-modal travel choices, improve environmental quality, and promote economic development, housing choices and better health outcomes through stakeholder engagement and analysis over an approximately one-year planning period.

City of Henderson Community Development & Services Department staff will develop the Livable Center at Galleria Plan with consulting firm Asakura Robinson, a planning, urban design and architecture firm, as well as relevant property owners and stakeholders.
