CITY OF HENDERSON ANNOUNCES EXCLUSIVE NEGOTIATING AGREEMENT FOR FORMER FIESTA SITE
Henderson identifies Woodbury Corporation as developer for next stage discussion based on experience, proven track record and shared vision

HENDERSON, Nev. (Aug. 6, 2024) – The City of Henderson has identified Woodbury Corporation as the developer for the next phase of discussions regarding the former Fiesta Henderson site. Staff will present the Exclusive Negotiating Agreement to the Redevelopment Agency on Aug. 20.
“Woodbury Corporation’s proposal and design aligned with the vision the City and our residents have for this property,” said Jared Smith, Director of Economic Development and Tourism for the City of Henderson. “Our residents let us know that they want a family-oriented destination with entertainment and sports offerings, and we look forward to that becoming a reality.”
In September 2023, the City of Henderson hosted two open house sessions, in addition to online surveys, collecting input from residents and area businesses regarding amenities they’d like to have on the site. With more than 5,600 responses, the community feedback resulted in the following preferences:
- Indoor sports facility as a primary use
- Family-oriented entertainment and arts and culture as supporting uses
- Diverse array of public spaces, and a wide variety of options to support this site as a “destination”
- Strong desire for return on investment given the publicly funded nature of the site

The community outreach conducted has provided a clear roadmap in moving forward into the next stage of this exclusive agreement,” said Josh Woodbury, Executive Vice President, Acquisitions & Development for Woodbury Corporation. “We look forward to continued collaboration with all stakeholders in this next phase of discussions.”
Woodbury is a full-service real estate company with more than 100-year history of developing and managing properties in the Intermountain West region, including the Las Vegas valley for the last 45 years.
The City purchased the 35-acre site in 2022 with plans to build a multi-use, indoor community sports facility and for other strategic developments to include amenities based on community feedback. The site features easy access to Lake Mead Parkway and Interstate 11, a prime location for a future attraction to serve Henderson, Southern Nevada and the Mountain West Region.

Project Overview
The City of Henderson acquired the former Fiesta Henderson site (including the existing parking garage) with redevelopment aspirations.
The City focused on community outreach and feedback and engaged with residents and businesses through surveys, open houses, emails, social media, newsletters and tabling at events.
